Happy 11th birthday to us !

It feels like yesterday we were celebrating our 10th birthday, and the day before the shop was opening ! These eleven years have been a lot of hard work from staff and volunteers in the shop, as well as management committee members to keep shelves stocked, bills paid, premises bought, volunteers coordinated, social media (and this website) updated and… most importantly, keeping the door open every day of the year (except Christmas Day) from the crack of dawn to night time in the winter. It’s also been a brilliant and rewarding journey for all involved to make sure our Community Stores continues to be at the heart of Broadwindsor.

When saving energy helps our Parish keep our community shop

Broadwindsor & District Community Stores were no different to many businesses when their electricity bill tripled last year: “How do we keep the shop going with such huge unexpected rise in energy bills?” 

Management members, shop staff, volunteers and customers all played their part in reducing energy usage which makes everyone involved feel part of a solution to not only keep the ten year old community shop continue to be a central part of the Parish but to actively reduce energy consumption, a needed step towards a national goal to reduce energy waste.  

Management members agreed to update the lighting to LED and turned to Leo Davies who worked quickly and efficiently to install the more efficient system and switched supplier for a better deal.  Staff members ensured all electrical appliances that could be switched off at the plug were switched off, including drinks fridges at night. The soft drinks fridge is still ready for lunch time customers and the wine and beer fridge is ready for after work shoppers. Volunteers have come in for their two hour slot wearing warmer layers this winter, so the heating has not had to be switched on (admittedly helped by a fairly warm winter so far), they got used to a warm space in the summer and resisted turning the air conditioning on. A couple of customers, Sally and Nick, bought ‘fridge curtains’ so the current dairy fridge is far more efficient on energy usage. 

It takes a community to keep a convenience store going in a Parish. When that community thinks about saving money for the sake of the shop’s future and saving energy for the sake of our wider future, when it works together, sensible solutions quickly happen! Says Andrew Hookings, Chairman of the Broadwindsor and District Community Stores: “ After the shock of our June electricity bill, it has been really inspiring to see so many work towards finding solutions for the shop that also help towards a national target of energy efficiency. Our staff have been brilliant at making savings, our volunteers have been great at ‘let’s grin and bear it, never mind if I’m a bit cold (or hot!) for a couple of hours’ and our customers have been really supportive. We saw what a brilliant community we live in with Covid and the quick efficient steps our community shop took to look after our vulnerable people, so we know what we can achieve a lot when we work together. As for today, a big thank you to one and all, let’s continue !”

Community Spirit in action !

Have you noticed our new fridge curtains?  

They’re the new addition to the community spirit of Broadwindsor!

Nick and Sally would’ve liked to volunteer in the shop but they don’t have any spare time at the moment, so they offered to buy fridge curtains for the shop as their community contribution. It will lower the shop’s high electricity bills, and save valuable energy. They researched suppliers, gave Manager Jane some online links so that Chris (Chief Volunteer Maintenance Man) could fit them in no time. 

Well, when we say in no time, it did take some time to make them ‘to measure’ (that was a saga in itself but we’ll spare you the boring details!), Chris worked his magic but due to sticky tape not sticking quite as stickily as it should, we had PVC carpets by the fridge the following morning. But no matter, the supplier has sent more tape, Chris took the time it needed to finish the job, and Nick and Sally are just delighted that they were able to help the shop save money and energy.

Community owned

Broadwindsor & District Community Enterprise Ltd (BADCE) and Broadwindsor Group Parish Council are delighted to announce that the community shop in Broadwindsor, which has been running successfully for ten years, now owns its own premises. 

BADCE has recently purchased the freehold of The Old Telephone Exchange premises, made possible by using its own funds held on deposit and by a £50,000 loan secured by Broadwindsor Group Parish Council. 

Says Stewart Urry, Secretary of the BADCE Committee, “We are grateful to the Parish Council, particularly Helen Cudmore, Clerk to the Council, for their invaluable help in making the loan available. In the short term, the freehold purchase means savings on the rental cost as that could always go up with inflation. The Committee also wishes to thank the freeholders, Mr and Mrs Oldfield, for selling the freehold at an advantageous price, and for being community minded landlords for the last ten years. Security for the shop is a priority for the Committee to help ensure the future of our Community Enterprise. Thanks to all involved, this is now a reality for the long term.” 

Chairman of Broadwindsor Group Parish Council Councillor Rowland Hibbard commented, “This is such great news, the purchase of the freehold provides long term security for the community shop which provides an invaluable service at the very heart of our community. The Parish Council was very pleased to be able to help and draw down a loan from the Public Works Loan Board - which provides loans at a lower rate than the high street and support this vital rural service to face the future with greater confidence.”

2023 AGM

Thank you to BADCE members for attending the Broadwindsor and District Community Enterprise AGM on 25 July 2023. As the 20 June 2023 AGM lacked a quorum, it was adjourned to 25 July in Comrades’ Hall, Broadwindsor and thanks to a larger number of attendees who answered the call to attend, a quorum was reached. 

Says Stewart Urry, BADCE Secretary who chaired the meeting “We are delighted that so many members attended this second AGM meeting which shows how important our community shop is to the village and the area”. 

Sandra Burrows, BADCE Treasurer presented a summary of the accounts. Sandra explained that last year was a difficult one for BADCE due to staff turnover which we had to advertise for, and particularly due to the increase in energy consumption over the exceptionally hot weather period when we had to keep the aircon on overnight to stop chillers overheating and keep our ambient stock in good condition. This contributed to our first loss in our ten years of trading. 

For 2023 we foresee an even more challenging year as we have a new electricity contract from March 1st 2023 with higher unit prices. Sandra estimates costs will increase by £8,000 over and above last year’s costs. Manager Jane Sloman has worked tirelessly on the margins to find the right balance between keeping prices as reasonable as possible and ensuring the loss is brought down. Committee and staff are constantly looking at margins, costs, products, savings and grants to ensure the shop continues to thrive.

Two Committee members retired by rotation, Charles Ouin (Legal) and Stewart Urry (Secretary) and were re-elected. 

Stewart confirmed that the purchase of the freehold of the Old Telephone Exchange is now complete and thanked all involved, particularly the Broadwindsor Group Parish Council who enabled the loan from the Department of Levelling Up via Dorset County and Central Government, the owners of the premises who have been community minded for the last 10 years, patient during the buying process and generous in agreeing an affordable price for the Enterprise, as well as solicitors Nantes who kindly acted on behalf of BADCE in a very professional manner and at no cost to BADCE.

A member in the audience inquired about solar panels, which committee confirmed they are looking into now the freehold belongs to the community, as well as other energy saving possibilities. Another member inquired about breaking the contract with the energy supplier as prices come down which committee is looking into, as well as grants available to help towards the cost of living crisis for small businesses. 

The meeting finished in good time and many members made their way to the other community asset in the village, the White Lion pub where village talk continued for a while…

Carol and Robin are moving house, village and county… Both of them have been absolute stars since the shop opened, volunteering several times a week… including the 6.30am Saturday morning slot! We wish them the very best in their new home and we thank them for their brilliant help over the years. Take care Carol and Robin, we’ll miss you.

AGM

Our ninth AGM on Tuesday 20 June was adjourned as too few members were present for a quorum. The meeting will resume at 6pm on Tuesday 25 July 2023 at Comrades Hall.

We’re 10 years old ! Let’s celebrate!

Broadwindsor Community Stores is celebrating 10 years! It’s hard to believe it was 10 years ago, on March 4th 2013, that we opened the doors to our village shop. We’re delighted to invite all our volunteers, managers and customers, as well as those who helped us locally to keep a shop in our village.

We have a ‘Happy Birthday’ children’s poster competition, with thanks to Broadwindsor School and pupils’ parents for their help.
Two winners (Stage 1 and Stage 2) will get a prize. Weather permitting all posters will be displayed on the day.

There is a raffle with great prizes (see next post) with tickets available from the community shop and the community pub.

Birthday Sunshine Cake. Lisa, from Broadwindsor’s MacKenzie’s Cakes, thinks the shop provides a ray of sunshine for the village, we agree… We can’t wait to see and taste her inspired celebration cake.

Jane is our new manager

The committee (and no doubt the whole community) is delighted that Jane has accepted to be our new manager. Due to personal circumstances Mike was not able to continue to manage Broadwindsor Community Stores so Jane has agreed to take on the role.


”I remember when I had my job interview” said Jane. “The shop was not open yet so we sat on empty crates! And I got the job. Haven’t looked back since. I love this little shop”.

Jane has worked for our community shop for almost 10 years (big birthday coming up in March 2023…) so it’s wonderful news.

Thank you

The team wanted to thank Jane and Margaret for their extra effort after our last manager Kevin retired and our new manager Mike was able to start. Committee member Nick presented our superstars with a thank you card and a bunch of gladioli for these long weeks of extra hours and (as always) total commitment to our community shop.

At the 11/07/2022 Parish Council meeting, the Council voted unanimously to approve the request from Broadwindsor and District Community Enterprise Ltd for access to loan finance to purchase the freehold of the Community Shop.

Many messages supporting the proposal were received since the last Council meeting, thank you to all those who sent in their comments.
An application for borrowing approval will be drafted by the Parish Clerk over the coming weeks.

Photoshoot day…

Most people don’t like having their picture taken but the team kindly obliged when we were asked for a photo for the front cover of our local parish magazine ‘Broadwindsor News‘ to welcome our new manager Mike Moles.
We tried serious and sitting, and then we had a bit of fun… and the fun one made the front cover!

Mike has been running his own convenience stores for 20 years, he volunteered at the shop whilst his own shop was being sold so he could get to know the team and the customers. Jane and Margaret have been absolute stars covering all that needs doing to run the shop on top of their normal duties. Our volunteers also stepped up to make sure the shop did not have to close.

We are in good hands.

Summer time

 

It’s that time of year when gardeners have to walk past colourful temptation…
We stock a nice selection of plants from our local Potwell nursery and the display changes often as the season progresses.
We sometimes also have plants kindly donated by customers (who maybe overdid it on seeds planting and kindly share their bounty…) where we ask for a donation for one of our charities (June 2022: Ukraine Relief and Air Ambulance Service).

We are delighted that Mike is starting as our manager next week (20/06/2022) and want to welcome him on board.

This is also a perfect opportunity to say a HUGE thank you to Jane and Margaret who have been holding the reigns diligently, efficiently and still with a smile for many weeks now. We are very lucky to have such a great team.

The Committee have submitted a loan application to the Broadwindsor Group Parish Council for the purchase of the freehold of the shop premises, to be considered at their meeting on Monday 13 June 2022.

BROADWINDSOR and DISTRICT COMMUNITY ENTERPRISE LTD (‘BADCE’)

APPLICATION TO BGPC FOR A LOAN FOR THE PURCHASE OF THE FREEHOLD OF THE SHOP PREMISES

  1. BADCE is registered under the Co - Operative and Community Benefits Societies Act 2014, number 31629R. Annual Returns, available on line, are filed with the Financial Conduct Authority. BADCE carries on business as a convenience store for the benefit of Broadwindsor village and the nearby district. BADCE has 330 members, on a one vote per member basis. The shop is an invaluable resource to the district, as has particularly been shown in the recent pandemic, and is widely supported by its members, volunteer assistants and the general public, and also by the local Council.

  2. BADCE was established in early 2013 after public fundraising of some £30,000. From its inception it has reported an annual financial surplus, modest by reference to turnover, but grocery is a low margin trade, and the shop is not in business to maximise profits. At 31 December 2021, its accounts show total members’ funds of £64,016, represented by some £45,000 in cash and bank deposits, with the balance invested in the shop business.

  3. BADCE occupies its premises at The Old Telephone Exchange (’TOTE’) in Drimpton Road, Broadwindsor under a lease agreement at a current annual rent of £4,000 per year, for a term expiring on 31 December 2022, with no security of tenure after that date. Relations with the landlord are good, but the risk is that circumstances may change, and a lease renewal might not be offered in 2023, or at a later date. In any event the annual rent is likely to rise with inflation. The current location suits the shop very well, and there is presently no other comparable site for the shop in the village. Leased tenure restricts the shop from making any improvements to the building, or on the shop site, and this limits the future development of the shop.

  4. Following negotiations with the landlord a price has been agreed for the freehold at £75,000 plus vendor legal fees. The value of the TOTE building is in the region of £75,000/100,000 based on other transactions in identical buildings round the country; recently such a building was offered for sale in Yetminster, let at just over £4k per year, for £99.5k. The landlord values the building at some £100,000, but is generously willing to sell it to BADCE at the discounted price of £75k. A professional opinion has been taken supporting this purchase price.

  5. The BADCE Committee recommends the purchase of the freehold, as a one off opportunity to provide long term security for the shop, at a very reasonable price for a freehold. In order to fund the purchase, grant opportunities have been sought over the last six months, but without success. The main problem is that most current grant programmes are for new projects, which cannot readily access funding in any conventional way, and BADCE does not meet these criteria. Also, the Committee does not think it an opportune time to raise further funds from the members: there are considerable funds in the bank, partly from the original members’ fund raising, and also the local community has only recently raised money for the local pub.

  6. BADCE is therefore looking at loan finance. The total cost of the freehold, with fees and costs, might be some £80,000. BADCE currently has some £45k of cash, but needs to retain a trading buffer of some £15k, making say £30k available for the purchase, and so is looking for loan finance of some £50k, and has approached BGPC for assistance.

  7. BGPC may be able to access loan finance through the Public Works Loan Board, where currently published repayment terms for a £50k loan show capital and interest repayments on say a 30 year term of a fixed amount of under £3,000 per year, which is less than the current £4,000 annual rent paid by the shop, which is not fixed for the future. So the shop could readily afford this loan repayment cost.

  8. In respect of a loan, BADCE would grant BGPC security over the TOTE freehold property, which has a value materially higher than a £50k loan, so BGPC would have good capital security for its loan. BGPC would also have income security as the shop can readily afford the projected loan repayment costs out of its current trading results. BADCE would also offer to pay any incidental costs to BGPC of the loan assistance.

Our shop Manager Kevin is moving on after five years of great service.
We’re therefore looking for a new Manager.

Do you know anyone who may be interested?

The successful applicant will be responsible for the day-to-day management of the store, managing and working alongside two part-time assistants and a team of volunteers. 

You will be computer literate and possess excellent inter-personal skills. You will be expected to demonstrate initiative, imagination and leadership to implement strategies to increase customer spend and shop profitability. 

Relevant retail experience would be beneficial as would a liquor licence.  As manager you will work a 32 hour week, with early starts, weekend and Bank Holiday work involved. If appointed, you will be expected to attend Committee Management meetings outside these hours. Helping Beaminster food bank

Community!
The team at our local food bank in Beaminster was delighted to receive products given at cost by your community shop.

A big thank you to all involved: Reverend Jo Neary and the food bank volunteers who co-ordinated with our team but most of all, you, our customers for your spare change. The content of a pink piggy bank by the till was turned into essentials and little treats for our neighbours’ families. It feels good to help, however little, in our imperfect world.
